買房風潮再現?根據金融聯徵中心資料,今年第二季房貸成數高達7成3,創下2010年第二
季以來新高,房市專家認為,近期買氣確實有增溫的現象,加上預售屋交屋和銀根鬆綁等
交叉因素影響房貸成數攀新高。
金融聯徵中心數據顯示,今年第二季房貸相關數字創下不少新高紀錄,包括房屋貸款人數
達4萬869人,創2015年第一季以來季貸款人數最高;貸款成數高達7成3,更創近9年來新
高點,惟貸款利率1.75%雖未創下新高,也是近10年的次高。
不論是貸款人數,或房貸成數的創新高,是否顯示房市春天已來到?房市專家一致認為,
買氣確實回籠。信義房屋不動產企研室專案經理曾敬德表示,房貸成數再攀新高,應是兩
大原因促成,其一是自住客市場,首購族買屋成長,銀行對首購提供較高的貸款成數。其
二是預售屋集中交屋,建商向銀行集體貸款,也可獲得較高的成數。
住商不動產企研室經理徐佳馨指出,從貸款人數的增加等,市場已看見買氣回升,加上銀
行端的銀根較為寬鬆,擴大貸款成數。除此之外,預售屋交屋量增加也是原因之一,畢竟
購屋者透過建商貸款,可取得較佳的條件。
展望未來,銀根有望持續鬆綁,據指出,金管會放寬銀行房貸風險權數的計算,可減少銀
行增資壓力,讓銀行更願意承做房貸業務,未來民眾可望拿到更好的授信條件。
